This trajectory reflects broader occupational trends and interstate migration into Queensland, which continues to bolster the state’s appeal relative to other major capital cities.
In the off-the-plan luxury apartment sector, particularly in Brisbane, demand is being driven by owner occupiers seeking premium quality, lifestyle oriented living with long term capital growth potential. Emerging developments emphasis architectural distinction, high end finishes, and unique amenities that cater to discerning buyers – from full floor residences with panoramic views to boutique collections in inner urban locations. Supply remains constrained in high calibre apartment projects, which continues to underpin pricing strength as buyers look to secure newly built stock ahead of the future market tightening.
On the Gold Coast, demand for property remains exceptionally strong across a range of price points. Recent auction events on the Gold Coast broke sales records, drawing intense buyer interest and reflecting tight supply dynamics that continue to support competitive pricing. Local market analysis shows that ongoing population growth, lifestyle demand and limited listings re feeding sustained interest from both locals and interstate purchasers. Combined with a limited new apartment pipeline by comparison to the demand, particularly for well-located prestige stock, the Gold Coast property market remains one of Queensland’s most active and closely watched residential segments.
Melbourne’s apartment market has been showing positive signs of renewed activity and capital growth heading into 2026, with increased transactional activity and improving price momentum after a period of adjustment. Inner city apartment transaction volumes are on the rise, signalling strong buyer interest. This coupled with constrained completions are supporting longer term pricing stability. KPMG forecasts Melbourne unit prices to rise by approximately 7.1% in 2026, reflecting an improving sentiment and relative affordability compared to its capital city counterparts – attracting both investors and owner occupiers back into the apartment sector.

MORAY HOUSE
Internal works are progressing across multiple levels. Level 1 internal works are nearing completion with herringbone timber flooring complete and sanitary fit-off underway. On Level 2, stone installation is complete, timber flooring has commenced, and sanitary fit-off is beginning. Level 3 has completed stone installation, with timber floor underlays now underway. Level 4 has seen significant progress in joinery installation, with stone delivered to site and interior works continuing.
Joinery installation and tiling continue on Level 5, while Level 6 internal works and scaffold removal are ongoing, along with filling external landscape planter boxes with soil. On the Level 7 rooftop, external finishing works including patching, painting, rendering, and landscaping are progressing, with pool waterproofing completed. Building lift installation continues with several lift landing doors installed, the riverfront scaffold has been removed, the car lift shaft has commenced, and Level 1–3 load-out bays have been removed.

HAMPTON LTD
Basement mechanical, fire services, plumbing, electrical rough-in, and ceiling insulation are nearing completion. Electrical rough-in has commenced throughout Building A, including sub-boards in common areas, while plumbing, fire services, and mechanical works are close to completion. External windows, doors, and all associated hardware have been installed across Building A apartments, and curved window reinforcements have been fabricated and installed. External Dincel walls in Building A have been prepared for rendering, with rendering now underway on the rooftop parapet and the entire second floor. External waterproofing works, including door thresholds and balconies, have also been completed in selected areas.
In Building C, fire, mechanical, and plumbing rough-in on the ground floor is nearing completion, with Level 1 works now commenced. Common area stairs have been stripped and exposed, Kingspan ceiling insulation has been delivered for Level 2, and rooftop hob and border reinforcement has been completed and is ready for pouring.

ARC RESIDENCES
In Construction progress at Arc continues steadily across all levels. On the ground floor, the feature podium steel fixings and lobby glazing subframe have been installed. Level 1 has seen carpet laying commence alongside the installation of shower screens, while Level 2 is nearing completion of sundry fit off works with shower screens also in place. Appliance fit off has begun on Level 3, and appliances have been loaded into Level 4. Level 5 now has corian installed, and Level 6 has commenced tile laying in the general areas. Joinery installation is underway on Level 7, with Level 8 fully prepped for flooring. Level 9 has progressed to sheet and set, and Level 10 has reached framing completion, with service rough ins under-way and feature stairs formed. On the private roof terrace, pool reinforcement has commenced, while the communal roof terrace pool has been rendered. Stage two façade screen installation has also begun.

WATTS & WRIGHT
The capping beam has been completed at Watts & Wright, with bulk excavation commenced. Installation of piling bracing struts is ongoing, along with preparation and pouring of the load-out slab off the footpath and installation of the de-watering system. Off-site, lift shop drawings and precast shop drawings for the basement and core are being finalised.
