Spyre Newsletter March 2025

Welcome to the latest edition of Spyre’s monthly update, where we share our latest news, construction updates and project releases for the month.

Brisbane's prestige property market continues to be in high demand, with further growth in median house and unit prices recorded throughout the month of March. Current annual growth rates are sitting at 18.8%, this coupled with a forecasted shortfall of new dwellings, means demand is only expected to intensify further, increasing property price tags.

On the Gold Coast, more than 15% growth increases have been recorded in the last 6 months across key performing suburbs, including Main Beach and the highly sought after southern pockets of the coastline.

We’re pleased to share the latest construction progress at Hampton Ltd, with significant milestones reached throughout March.

The capping beams around the entire premises are now 100% complete, marking a major achievement for the project. In Building C, the fire tank slab pours in the basement have been successfully completed, and the steel reinforcement and formwork for the fire tank walls are now underway.

Over in Building B (Townhouses), bulk excavation has been finalised, with detailing of all piles completed and the final pile installation currently in progress. Additionally, the steel reinforcement, vertical agi drains, and stormwater points for the basement walls have been installed, with shotcreting expected to take place this week.

Stay tuned for more updates as we continue to make great strides onsite!

MORAY HOUSE

March has been a month of steady progress at Moray House, with construction advancing across multiple stages.

Scaffolding has now reached Level 4, where reinforcement steel, post-tensioning, in-slab services, and formwork have all been completed. The suspended slab pour for this level is scheduled for the first week of April. Fire stairs have also been poured up to Level 4, and the shotcrete retention wall waterproofing system is now in place.

Meanwhile, on Level 1, glazing installation has commenced, alongside essential services, including waterproofing of slab rebates. In preparation for the finishing stages, landscaping materials have been procured early to allow for pre-installation growth, and joinery is currently in production.

With strong momentum on-site, we look forward to sharing more updates as construction progresses!

Graya has achieved several key milestones, including the completion of the precast to the lower mezzanine slab and the installation of the next round of precast panels above it. The curved fire stair treads have now been poured, and the raking steel columns—soon to be concealed by the striking feature colonnade—are in place. Additionally, work continues on the birdcage and perimeter scaffold, ensuring steady momentum toward the next phases of construction.
