Welcome to our June Edition of Spyre’s monthly update, where we share our latest Market Insights, Construction Updates and Project Releases for the month.

 

 

 

With the Financial Year at an end, let’s take a look at some of the huge milestones achieved across the last 12 months for the 23-24 Financial Year;

 

 

 

 

 

In June, the Brisbane Property market continued to exhibit strong demand driven by population growth, particularly from interstate and international migration. An influx of new residents has bolstered the need for housing options, particularly in the multi-residential space, in Brisbane’s CBD and surrounding city fringe suburbs. Queensland’s population is set to grow by over 16% by 2032, this coupled with infrastructure development, economic stability and limited housing supply, the upward pressure placed on property prices in only expected to increase.

 

Demand remains robust particularly across blue-chip suburbs. For the downsizer market, this demand for inner city living continues to grow, with a focus on close proximity to cultural hubs and dining precincts, importance of lifestyle is truly at the forefront.

 

According to ANZ, Brisbane’s property values are expected to increase by 9-10% in 2024 alone, placing Brisbane as one of the leading markets in Australia for the current calendar year. With this in mind, we look forward to launching a new Brisbane Riverfront Development in the coming months.

 

In Melbourne, albeit a slightly slower market, enquiry and buyer activity remains strong amongst buyers particularly in highly sought after locations. The last month witnessed notable increase in both buyer enquiries and property listings which ultimately signals a renewed confidence amongst investors and homeowners alike.

HAMPTON LTD

 

Throughout the month of June, Hampton Ltd’s demolition construction team has completed the demolition of the existing houses, excluding the display. Substation works have been progressed by AbeWolf with the blockwork wall being constructed.

 

Our Design Team continue to finalise and coordinate the design in order for protection works notices and stage 1 building permits.

 

 

 

 

GLASSHOUSE

 

In June, Glasshouse has progressed significantly with nearly all of the building’s rear scaffold removed. Glazing installation is nearing completion on the final level, with internal framing progressing quickly throughout each level.

 

 

 

 

MORAY HOUSE

 

This month at Moray House the retention bracing was installed while the bulk excavation works and revetment wall were completed. Contrast Construction are in the process of setting up for the lift over run and pump room, along with the sewer and stormwater set up. The 30 tonne crane has now been positioned onsite and we look forward to the first slab pour in the coming weeks.

 

 

 

 

 

ARC RESIDENCES

 

Site Establishment was the main focus onsite by GRAYA at Arc Residences throughout the month of June. With this now complete, GRAYA are ready to start piling in the first weeks of July.
