Throughout July, the Brisbane market continued to display dynamic growth amongst the apartment sector, with unit value growth surpassing that of the housing market for another consecutive month.
A continued influx of new residents and abundance of ongoing infrastructure developments are key factors expected to bolster property values by 10% by the end of this calendar year.
Looking ahead, the Brisbane apartment market particularly in the luxury space, is forecasted to continue its upward trajectory. Simon and Courtney Caulfied of Place Kangaroo Point recorded a staggering 14 property sales that transacted for over $4 million in the month of July alone, from non-riverfront apartments in Toowong at $4 million through to $9 million apartments in Brisbane’s City centre, cementing the notion that activity in the top end of the market shows no signs of a winter slowdown.
In Melbourne, July experienced a stabilisation of the market with apartment prices gaining momentum and the return of an optimistic sentiment to market activity. High quality developments experienced an increased amount of enquiry over the last 4 weeks which has resulted in a moderate increase in property values.
Spyre continue to see genuine activity in the luxury apartment space across both Queensland and Victoria. This level of market activity speaks to the continued undersupply of A Grade properties in A Grade locations. HAMPTON LTD
During July, AbeWolf continue to close out the structure of the substation. The door manufacturer has been onsite to complete a site measure of the doors with install expected to occur in August. The design consultants continue to coordinate the design in readiness to serve a Protection Works Notice to the neighbours.
GLASSHOUSE
Groupline have made great progress at Glasshouse over the last month with interior fit outs on lower levels really starting to take shape. The scaffold has started to come down and we expect the crane to be dismantled before the end of next month.
MORAY HOUSE
During July basement works continue onsite at Moray House with the water proofing of the lift overrun commencing. The bespoke custom glazing across the project has been ordered and is to be manufactured offsite. The team have begun setting up the site to start coming out of the basement with the building structure due to begin taking shape over the next month.
ARC RESIDENCES
GRAYA have made signification progress onsite at Arc throughout July with the upper piling platform and guide walls completed. Pile trimming is now in progress in preparation for the capping beam with the first excavation drop due to commence in the coming weeks.
