Welcome to the latest edition of Spyre’s monthly update, where we share our latest news, construction updates and project releases for the month.

They already have two significant waterfront properties under construction on the other side of the Brisbane River, but south-east Queensland developer Spyre is not one to rest on its laurels.
With projects such as Glasshouse at Burleigh and Moray House at New Farm under its belt, the developer is looking to repeat its high-end successes in Brisbane’s inner-city suburb of Bulimba.
Plans are being filed with the Brisbane City Council for the Cavill Architects-designed project, which would comprise 15 apartments on one of Bulimba’s last remaining riverfront blocks.

Spyre’s debut development in Melbourne, Hampton Ltd, has reached a significant milestone with builder AbeWolf Constructions commencing ground works on the project which has drawn significant attention from discerning buyers.
Spyre chief executive officer Daniel Laruccia welcomed the commencement of construction on a project he said would set new standards for luxury living in Melbourne’s Bayside.

GLASSHOUSE
In January 2025, Groupline Constructions has made significant strides at Glasshouse Burleigh Heads. Key milestones achieved this month include the completion of Level 4 floor tiling and the commencement of wall tiling, alongside the final coats of paint on Levels 1 and 2. The ground-level pool shell is complete, and external rendering is nearing completion.
Additional progress includes the completion of street-level works and the installation of balustrades. Internally, microcement rendering is advancing through Levels 3 and 4, while work on the rooftop pool coping is also in progress.
HAMPTON LTD
AbeWolf has made substantial progress with their piling operations throughout January. They are well into the process of forming and pouring the capping beam for the basement, with the remaining work expected to be completed in February and March. Additionally, AbeWolf has begun bulk excavation, with trucks frequently transporting soil off-site.
In terms of site improvements, the old substation has been successfully decommissioned and demolished, clearing the way for further construction. Furthermore, the main water assembly has now been installed, another important step in the infrastructure development.
AbeWolf has also started the in-ground civil work in line with the approved design by Bayside Council, ensuring the project continues to move forward in compliance with regulatory standards.
MORAY HOUSE
This month, we’ve hit some major milestones, including the completion of the Level 2 suspended slab and fire stairs, plus the shotcrete retention wall waterproofing up to Level 2. The Level 2 balcony planter walls are now in place, and we’ve kicked off vertical construction up to Level 3. We’ve also cleared the basement backdropping and removed all temporary bracing, making the site look even more polished.
On the materials front, we’re 80% through off-site procurement, with tiling, timber flooring, door hardware, and appliances all in the final stages. And for the landscaping, we’ve secured some beautiful softscape plants from local nurseries, bringing a touch of greenery into the mix.

ARC RESIDENCES
We’re excited to share the latest developments at Arc Residences. Despite some weather challenges, the team has made excellent progress this month. The Basement 2 slab has been successfully poured, and the Basement 1 slab is now complete. The dewatering system has been decommissioned and removed from site, while the retention braces are being taken out to allow the formation of the ground floor deck.
Additionally, vertical precast has been installed under the ground floor slab, and the formwork for the Level 1 deck has now commenced.
