Welcome to our January Edition of Spyre’s monthly update, where we share our latest Market Insights, Construction Updates and Project Releases for the month.
It’s no secret that the Brisbane property market has seen an extraordinary rise in capital growth across the past few years, benefiting largely from lifestyle appeal amidst the pandemic and increased housing demand, capital growth has increased by a staggering 50.2% since March 2020.
The new calendar year marked the latest property breakthrough for the River City, officially taking place as the third highest median dwelling value among Australia’s major cities, behind only Sydney and Canberra. Quite the milestone for Brisbane with the city’s greater region achieving a median dwelling value of $787,000, surpassing Melbourne by approximately $7,000 for the first time since July 2009.
Despite a slight slowdown on the rate of value increases in late 2023, there is certainly no sign of a backward turn for Brisbane with migration forecasts ahead of the 2032 Olympics only expected to increase the value of properties throughout the south east. With interiors by Studio Brent Lee, Hampton Ltd marks a new chapter in Brent’s storied career. Drawing on the elegance of natural materials, his objective was to design a collection of elegantly crafted spaces, and to instil lasting elegance within.
Drawing on the strength of the architectural form, and the subtle and refined nature of the building’s exterior, he encouraged this aesthetic to flow through into the interiors.

Melbourne’s Bayside has long been one of the most attractive places to live in the Victoria capital.
It gained significant attention and growth as a knock on effect in the mid to late 20th century as Melbourne expanded and urbanized. The unrepeatable coastal suburbs, a premium in Melbourne compared to other capital cities across the country, meant it had a unique selling point which would never go away.

Groupline Constructions continue to make great progress onsite, with the Level 2 slab now poured and formwork for Level 3 well underway.
CALA DEI
Hutchinson Builders are nearing completion onsite at Cala Dei, interior fit outs of the residences are nearing completion and we look forward to welcoming our purchasers to their new homes soon.
MORAY HOUSE
Works onsite at Moray House have continued to progress significantly throughout the month of January with bulk excavation works and the revetment wall alteration both well underway.
HAMPTON LTD
Hampton Ltd has officially commenced into demolition phase, we have submitted the building permit for construction of the substation which once constructed will allow us to continue with the demolition of the existing five houses onsite.
