In 2025, the Australian property market continued to demonstrate strength and adaptability, with South East Queensland firmly positioned as one of the nation’s standout performers. Ongoing population growth, major infrastructure investment and lifestyle-driven migration supported demand across the region, while limited new supply kept competition healthy. Within this landscape, the
off-the-plan apartment sector remained a compelling option for buyers seeking modern design, long-term growth and future lifestyle appeal. Although construction costs and delivery timelines required careful navigation, well-located projects in established and emerging precincts continued to attract strong interest from both owner-occupiers and investors looking ahead.
December 2025 in Brisbane delivered a confident close to the year, defying the traditional seasonal slowdown. Buyer enquiry remained active throughout the month, particularly for high-quality homes and apartments in inner-city and lifestyle-focused locations. Limited listings created a sense of urgency, helping to maintain price momentum and competitive conditions even as many markets eased into holiday mode. The apartment sector benefited from Brisbane’s ongoing transformation, with new and near-new developments appealing to downsizers, professionals and interstate buyers drawn to the city’s long-term growth story.
On the Gold Coast, December activity reflected the region’s enduring lifestyle appeal and growing maturity as a residential market. Demand stayed strong across both owner-occupier and investor segments, with apartments — especially those close to the beach, transport and amenities — remaining highly sought after. While affordability pressures reduced overall stock levels, buyer confidence remained evident, supported by limited supply and sustained interest from interstate purchasers. As 2025 drew to a close, both Brisbane and the Gold Coast entered the new year with positive momentum, underpinned by strong fundamentals and continued confidence in South East Queensland’s future.

MORAY HOUSE
Internal works across the building are progressing well. Level 1 is in its final stages of internal works, while Levels 2 and 3 have commenced stone installation. On Levels 4 and 5, joinery installation is underway or nearing completion, with tiling commenced on Level 5. Internal sheeting has begun on Level 6, alongside ongoing joinery procurement.
Externally, building works continue behind scaffold across multiple levels, including the installation of screen tracks. Landscape planter boxes are being progressively filled with soil from Levels 4 to 6. Scaffold removal has commenced, with final drainage inspections now complete. At Level 7, the rooftop structure is complete and services installation has begun. Lift installation is also underway, alongside the continued rollout of building services, including the main switchboard and associated infrastructure.

HAMPTON LTD
Construction has progressed well across the site, with the roof of Building C (Part 2) poured and completed yesterday. Window installation to Building A has also commenced, and fencing works at 26 Thomas Street have now been completed.
Basement services are advancing, with electrical rough-in underway, including the installation of cable trays. Fire services in the basement are well progressed and nearing completion, alongside Kingspan insulation works. Electrical rough-in has also commenced in Building A, while fire and mechanical rough-in works are underway to Building C Ground Floor.

ARC RESIDENCES
Internal works are progressing steadily across all levels. Service fit-off is nearing completion on Level 1, with stone installation to kitchens and laundries now underway. Tiling works are nearing completion across Levels 2 and 3, including bathroom grouting on Level 2. Joinery has commenced on Level 4, alongside wet-area tiling and floor preparation, while joinery has been loaded to Level 5. Carpentry works have begun on Level 6, with Levels 7 and 8 progressing through sheeting, setting, sanding and sheeting works.
Upper-level construction continues to advance. C&P framing has commenced on Level 9, with set-out works underway on Level 10. On the communal roof terrace, the pool has been sprayed, while formwork has been stripped on the penthouse roof terrace, marking further progress toward completion of external amenity areas.

WATTS & WRIGHT
Site establishment at Watts & Wright has been successfully completed, and piling works have been finalised with a total of 106 piles now installed. Installation of the capping beam is currently in progress, ensuring the foundation works continue on schedule. Orders for the lift and UPS systems are being processed, while precast shop drawings have commenced, marking the next phase of the project’s structural development.
